CapRate has acquired a fascinating property in an up-and-coming district of Malmö, which is currently being used by the state library, a medical care centre and a Willys supermarket. CapRate plans to demolish the existing buildings and draw up a new development plan. In close coordination with the city of Malmö, the "go-ahead" was given for a new development plan procedure for turning into reality of a total of 33,100 m² gross floor area (6,100 m² gross floor area of commercial space and 27,000 m² gross floor area of residential space). As with the other CapRate project in Malmö, the anchor tenant, Willys has signalled its interest in renting a larger space in the future property. Furthermore, the city has announced that it intends to expand its current 800 m² of rental space for the library to approximately 2,500 m². As the third largest and fastest growing city in Sweden, Malmö has a high demand for inner-city housing. Through the second project in Malmö, which is being developed by CapRate, considerable synergies can be released with the local team.
